It is 10:40 PM and we just wrapped up a leadership meeting tonight. This evening we worked through some of the terms of agreement in our counter to the owners counter proposal for the purchase of the property.
Our goal as your leadership is to do everything we can to ensure that we have covered as many bases as possible in the signing of a purchase agreement. We want to be good stewards of what has been entrusted to us. We are counting the cost.
Because this is a public forum we will not go into details, but things are moving along and the big picture is coming into shape.
This week we will sign a Letter of Intent on the property. This letter will have some good faith money down to hold the property over 60 days while we work out the terms of the agreement. The 60 days will begin once we have received our appraisal.
The property appraisal has been ordered and is due back around July 1st. This appraisal is important in determining the value of the property for our lender. while we have a verbal commitment from our lender... this appraisal will be important to the deal.
CEC continues to do some investigative work on the property and help us determine the cost of developing the sight. This is important for us to determine the master budget and how we will proceed.
Between working out the terms of the agreement and determining the cost of developing the site... one of our goals is to find a way to speed up our time frame for the construction of a phase one facility, while balancing issues of stewardship and overall master planning.
